Currently there are 10 homes in Rodeo Trails and this is a 42 lot
plat. This is part of the Sun Mountain Ranch Club. There is a
community pool and a place to dump garbage, they maintain and plow
the roads and there are yearly dues of $375. Yearly land taxes are
$375 also. The land features are a mix of sage and bitterbrush.
There are building codes and covenants as previously stated but
generally you can build what you want as long as it it at least 750
square feet and on a cement foundation or slab. No outdoor sodium or
vapor lights are allowed as these obstruct the nighttime sky views.

Winthrop is a cool old western town with no urban sprawl and they
work hard to keep it small. Generally it's a ranching valley, but
there's miles and miles of cross-country ski and bike trails and
